Investor Playbook: Preparing Draw Requests That Get Approved Fast
The fastest path to draw approval is a complete, well-organized submission. Here is the investor playbook for first-try approvals.

Approval speed starts with submission quality. Investors often blame lenders for slow draw approvals. But in most cases, the delay starts with the submission. A complete, well-organized draw request gets approved in days. An incomplete one enters a cycle of rejections and resubmissions that can take weeks.
The Fast-Approval Playbook
Step 1: Match Your Draw to the Budget
Before submitting, verify that every line item in your draw request corresponds to an approved budget line item. If the work was not in the original budget, submit a change order first.
Step 2: Document Completion With Photos
For every line item you are drawing against, include clear, timestamped photos showing the completed work. Organize photos by line item, not by date or room.
Step 3: Attach Lien Waivers
Include conditional lien waivers from every contractor and subcontractor who performed work in the current draw period. Ensure waiver amounts match draw amounts.
Step 4: Include Your Completion Percentages
For each line item, state the completion percentage. Be honest — overstating completion creates problems at inspection.
Step 5: Submit as a Complete Packet
Do not submit documents piecemeal. Wait until everything is ready, then submit the complete packet at once.
| Submission Quality | Typical Approval Time | |---|---| | Complete, organized, first submission | 2–3 business days | | Minor gaps, one follow-up needed | 5–7 business days | | Major gaps, multiple follow-ups | 10–14 business days |
"The investors who get the fastest approvals are not the ones with the best relationships," says the LendlyX team. "They are the ones who submit the best packets. LendlyX makes that easy."
