Loan fraud prevention for private lenders
Private lenders prevent loan fraud by verifying the evidence behind a loan before capital moves: who the borrower is, whether documents and photos are authentic, and whether the property and completed work match the request.
Fraud is a symptom of unverified evidence. The most reliable prevention is to require proof at every decision point — origination and every draw. No proof. No pass.
Common fraud patterns in private lending
Identity and entity misrepresentation
Borrowers using another person's identity, or shell entities that hide who actually controls the loan.
Altered financial documents
Edited bank statements or proof-of-funds letters that overstate liquidity.
Recycled or manipulated property photos
Photos taken from other properties, older listings, or edited or AI-generated to show work that was never done.
Inflated budgets and draw requests
Rehab budgets padded beyond the scope of work, or draws requested for work that is incomplete.
Prevention steps at origination
Confirm identity and signing authority before anything else. Check that financial documents are consistent with each other and show no signs of alteration. Confirm the property, its ownership, and its current condition with dated, location-verified evidence. Compare the budget against the scope line by line.
Prevention steps at every draw
Treat each draw as its own decision. Require current photos taken at the property, confirm they are original, and match them to the budget line being funded. Keep the evidence and the reasoning with the approval so it can be reviewed later.
