Lender-Investor Alignment: Setting Expectations Before the First Draw

The best lender-investor relationships start with clear expectations. Here is how to align before the first draw — not after the first dispute.

By LendlyX Team ·

Alignment prevents arguments. Most disputes between lenders and investors stem from mismatched expectations, not bad intentions. The lender expected weekly updates; the investor planned to communicate at each draw. The investor expected 48-hour approvals; the lender's process takes seven days. These misalignments are preventable — but only if they are addressed before the first draw.

Five Areas to Align Before Draw One

1. Draw Schedule and Frequency

Agree on how many draws will occur, what triggers each one, and the expected timeline from submission to disbursement.

2. Documentation Requirements

Specify exactly what each draw packet must include: photos, lien waivers, inspection reports, budget updates. Leave nothing to assumption.

3. Communication Cadence

Define how often updates will be shared, through what channel, and who is responsible for initiating communication.

4. Change Order Process

Agree on how scope changes will be documented, approved, and incorporated into the budget and draw schedule.

5. Dispute Resolution

Establish a process for resolving disagreements before they arise. Who makes the final call on inspection disputes? How are budget disagreements handled?

| Area | Common Misalignment | Aligned Approach | |---|---|---| | Draw timing | Borrower submits whenever ready | Agreed schedule with milestones | | Documentation | Borrower guesses what is needed | Checklist provided before project starts | | Communication | Ad hoc texts and calls | Structured updates through shared platform | | Change orders | Verbal agreements | Written change orders with lender approval | | Disputes | Escalation and frustration | Predefined resolution process |

"The five minutes you spend aligning expectations at the start of a project save five hours of disputes later," says the LendlyX team. "LendlyX provides the framework for that alignment — built into every project."
