When Should You Walk Away From a Rehab Deal
Not every deal is worth doing. Here are the red flags that signal it is time to walk away — before you lose money.

The deal you do not do is sometimes the most profitable decision you make. Every experienced investor has a story about the deal they should have walked away from. The ARV was marginal, the scope was uncertain, the neighborhood was declining — but they did it anyway because they had already invested time in the analysis. Learning to walk away is one of the most valuable skills in fix-and-flip investing.
Five Red Flags That Say Walk Away
1. ARV Does Not Support the Numbers
If your conservative ARV scenario produces a profit margin below 10%, the deal has no room for error. One surprise — a cost overrun, a market shift, a longer hold — and you are underwater.
2. Scope of Work Is Undefined
If you cannot get a clear, detailed scope of work before making an offer, you are guessing at costs. Guessing is not investing.
3. Contractor Bids Vary by More Than 30%
Wide bid variance means the scope is not well-defined or the property has hidden issues that some contractors see and others do not.
4. The Market Is Declining
A property in a market with rising inventory and falling prices requires a higher margin to compensate for the risk that your ARV will be lower when you sell than when you bought.
5. You Are Emotionally Attached
If you find yourself rationalizing why the deal works despite the numbers, you are no longer analyzing — you are hoping. Hope is not a strategy.
| Red Flag | Risk Level | Action | |---|---|---| | Thin margins (<10%) | High | Walk away or renegotiate price | | Undefined scope | High | Walk away until scope is clear | | Wide bid variance (>30%) | Moderate-High | Investigate further before committing | | Declining market | Moderate-High | Increase margin requirements | | Emotional attachment | High | Get a second opinion |
